We are currently developing two applications related to Project Management in Construction Industry:

Real estate feasibility software in the field of autonomous Canary conditional on sustainability, environment and energy efficiency.

Currently we are developing the project “Real Estate Software in the field of Autonomous Canary conditional on Sustainability, enviroment and energy efficiency“, which seeks to develop a unique and distinctive prototype as a tool of practical use to the construction company and estate, including service companies in the construction sector, technical offices, etc.., in Canary Islands.

This product was developed through an update and continuous improvement based on changes in legislation, market prices and other economic movements that influence the building process and real estate.

The project consists of the experimental development of a product to serve as a comprehensive management application for the costs of a building project and its economic viability in response to environmental impact factors, waste management, energy conservation and bioclimatic comfort.

Be developed to identify and develop benchmarking to establish the basis for a better architectural solution with the best possible return taking into account factors for building an optimized energy savings during construction and upon completion of the work, taking into account the planning regulations and edificatoria applicable in the Canary Islands.

This product will impact on innovation in management processes, improving the effectiveness of the internal procedures of the organization (management methodology, relationship to others, corporate policies, processes, etc..), Based on the collaboration of a research group.

The project’s main objective is to develop a tool that shows the economic values necessary for the proper intervention edificatoria of a plot, taking into account all actors of the building, negotiations with the bank, quality and prices of materials on the market , bioclimatic factors, etc., in order to have better control of the building process and cost of the same, achieving an optimal management of the project.

The general objectives are to achieve maximum economic viability of a parcel for the development of the same, adapted to the peculiarities common development and construction of a building project specifying as urban values of the plot, the remaining bylaws and applicable regulations mandatory. Optimize the building construction is efficient in terms bioclimatic and energy saving according to the different climatic zones of the Canarian Autonomous Community.

The specific objectives are to determine the mean values of the costs of materials and labor, the use by building type, climate zones and define the territorial status, set parameters for inserting the required values according to current planning and legislation applicable in the Canary Islands, setting parameters and constructive solutions to achieve greater energy efficiency in the building under environmental criteria.

Fee Calculation Software.

The project will involve experimental development of a product to serve as a comprehensive management application for billing costs of a building project. With the development of this software may make the valuation of work done for others in the Control and Management of Works, which serves as a reference to estimate the actual costs to be applied in each case depending on the type, location, status progress, etc.. manage the work through the implementation of tasks and coefficients generated from the experience, allowing increasingly refine the estimates and budget submitted to the prospective client.

The system being developed will allow access for customers to manage the process of calculating an individual basis. This process will allow customers the execution of the functions of generation of design values. To know the customer use the system, establish an audit process execution, so as to register each of the calculations made by the client in subsequent simulations.

This would be aimed at diversifying the market to the private business sector and increase service delivery capacity to meet demand that private clients in a single session mostrándoosles costs and returns that could have the requested project.

Besides this, other objectives are:

  • The overall objectives are to conduct the calculation of fees for the elaboration of budgeting in a way which is comfortable and intuitive, adapted to the shared traits of the development and construction of a building project, specifying according to the urban values of the plot, location, construction phase, actions to be carried out, and so on.
